Big-Firm Capabilities. Small-Team Attention.
Terrapin Construction Group is a nationwide commercial general contractor and design-build firm — delivering precision, professionalism, and national reach without the overhead. Licensed and active in all 50 states, from concept through closeout.
Built on a Simple Insight
The TCG leadership team spent years managing complex, high-stakes commercial construction projects — many exceeding $100 million — for some of the largest firms in the industry. Across all of those projects, one pattern emerged: the actual execution always came down to a handful of highly capable people.
Despite sprawling teams and multi-layered processes, lean groups of skilled professionals consistently outperformed bloated organizations on speed, quality, and cost-efficiency. That insight became the foundation of Terrapin Construction Group.
We launched TCG with a clear mission: to bring the precision, professionalism, and national reach of a large firm without the overhead. Since then, we have delivered design-build commercial construction across all 50 states, consistently meeting aggressive timelines and strict budgets. Our agile, expert-driven approach gives clients big-firm capabilities with small-team attention.
At Terrapin, we are not just building structures — we are building trust, efficiency, and lasting partnerships across the country. We work closely with NAIOP-affiliated developers, BOMA-managed property owners, and the institutional capital partners shaping commercial real estate in 2026.
What Makes Us Different
National Reach, Local Expertise
We have built enduring relationships with subcontractors, suppliers, and consultants in every state. For each project, we assemble the right regional team — matched to local codes, labor markets, and delivery dynamics — while providing national-caliber oversight from our Denver, Houston, Albany, and Sheridan offices.
Design-Phase Discipline
Our team is structured to support the early-phase services that matter most. From cost modeling and feasibility studies to constructability reviews and value engineering, we align design decisions with real cost data and buildable sequences — so what is drawn on paper translates to what is built in the field.
Transparent Partnership
Clear budgets, real-time reporting, and proactive problem-solving at every stage. We view ourselves as an extension of our client's team — advocating for their goals from concept through closeout. Challenges are anticipated early and solutions are shared openly. No surprises.
Technical Precision Across Sectors
From medical facilities and biotech labs to cannabis cultivation and data centers, we bring the specialized knowledge that technically demanding projects require — balancing regulatory compliance, systems integration, and mission-critical deadlines.
Self-Performing Specialties
TCG self-performs insulated metal panel (IMP) installation, pre-engineered metal building erection, and equipment procurement and installation. Controlling these critical scopes in-house means we directly influence cost, schedule, and quality — no middleman.
Integrated Delivery
Architecture, structural engineering, MEP engineering, preconstruction, and construction management under one contract. Smoother transitions between design and build, fewer change orders, and a facility ready to perform from day one.

Working with TCG was one of the best decisions I have made for my business. From day one, they provided an unmatched level of guidance and expertise. The budgeting and scheduling process was refreshingly straightforward — they walked me through the reasoning, the options, and the potential impacts. Our multiphase commercial development was completed on schedule and under budget. I never felt like just a client — I truly felt like a partner.

TCG offers full-spectrum commercial construction services including design-build delivery, general contracting, construction management, owner's representation, preconstruction, architectural design, structural engineering, MEP engineering, IMP installation, pre-engineered metal building erection, equipment procurement, commercial flooring, and commercial roofing.
TCG builds across 14 commercial sectors: warehouses and cold storage, hotels, restaurants and QSR, healthcare and medical office buildings, cannabis facilities, CEA and vertical farms, industrial manufacturing, biotech labs, veterinary clinics, self storage, urgent care, grocery and retail, data centers, tenant improvement and buildouts, and adaptive reuse and conversions.
Design-build is a project delivery method that combines design and construction under one contract — compressing schedules 15 to 30 percent, providing single-point accountability, and eliminating the adversarial dynamic between designer and builder typical of traditional design-bid-build projects. TCG integrates architecture, structural engineering, MEP engineering, and construction under one team. The Design-Build Institute of America recognizes design-build as the fastest-growing project delivery method in U.S. commercial construction.
Yes. TCG self-performs insulated metal panel (IMP) installation with over 1 million square feet installed across 38 states, pre-engineered metal building erection, and equipment procurement and installation. Self-performing these critical scopes gives TCG direct control over cost, schedule, and quality on every project.
The fastest way is the free TCG.ai construction estimator, which delivers preliminary cost benchmarks across every commercial building type. For envelope-heavy industrial work, the IMP Install Estimator prices supply-and-install scopes in real time. For projects past the LOI stage, TCG's preconstruction team delivers a hard-priced preliminary budget within 5 business days. Schedule a consultation to discuss your specific project.
TCG handles commercial construction projects ranging from $1 million to $30 million in typical contract value, with capability scaling on a case-by-case basis through subcontractor coordination on larger projects. Project footprints range from small tenant improvements (under 5,000 SF) to industrial and agricultural facilities exceeding 500,000 SF. See the project portfolio for representative examples.
No. TCG provides full in-house architectural design through our partnership with 3rd Act Architecture, plus structural engineering and MEP engineering through our partnership with 9BA MEP Engineering. If you already have completed plans, TCG can also bid or build from existing documents as a general contractor.
Yes. TCG operates a dedicated broker partnership program for commercial real estate brokers nationwide. The partnership operates under a written no-conflict commitment.
TCG combines big-firm capabilities with small-team attention. Three differentiators stand out: nationwide licensure (all 50 states with one accountable partner), self-performed specialty scopes (over 1 million SF of IMP installed, plus PEMB and equipment procurement), and integrated design-build delivery under one contract. The lean operating structure means partners are directly engaged on every project — no layered communication, no estimator-to-PM-to-superintendent gatekeepers.
Yes. TCG operates referral programs for both commercial real estate brokers (see the broker partnership page) and general project referrals (see the referrals page). Closed projects from documented referrals trigger a generous incentive payment honored on every closed deal.
