Our Story

Built on a Simple Insight

The TCG leadership team spent years managing complex, high-stakes commercial construction projects, many exceeding $100 million, for some of the largest firms in the industry. Across all of those projects, one pattern emerged: the actual execution always came down to a handful of highly capable people.

Despite sprawling teams and multi-layered processes, lean groups of skilled professionals consistently outperformed bloated organizations on speed, quality, and cost-efficiency. That insight became the foundation of Terrapin Construction Group.

We launched TCG with a clear mission: to bring the precision, professionalism, and national reach of a large firm without the overhead. Since then, we have delivered design-build commercial construction across all 50 states, consistently meeting aggressive timelines and strict budgets. Our agile, expert-driven approach gives clients big-firm capabilities with small-team attention.

At Terrapin, we are not just building structures. We are building trust, efficiency, and lasting partnerships across the country. We work with NAIOP-affiliated developers, BOMA-managed property owners, commercial real estate brokers, and the institutional capital partners shaping commercial real estate in 2026. For owners who want that experience on their side of the table without handing us the construction contract, TCG also serves as an independent owner's representative.

Why TCG

What Makes Us Different

Three things separate TCG from the typical regional commercial GC: nationwide licensure under one accountable partner, self-performed specialty scopes, and integrated design-build delivery under a single contract. The six pillars below are how that plays out on a project.

01

National Reach, Local Expertise

We have built enduring relationships with subcontractors, suppliers, and consultants in every state. For each project, we assemble the right regional team, matched to local codes, labor markets, and delivery dynamics, while providing national-caliber oversight from our five regional offices in Denver, Houston, Atlanta, Albany, and Sheridan. Satellite offices in over 50 metros mean a local presence and an established subcontractor bench in the market where your project is actually being built.

02

Design-Phase Discipline

Our team is structured to support the early-phase services that matter most. From cost modeling and feasibility studies to constructability reviews and value engineering, we align design decisions with real cost data and buildable sequences, so what is drawn on paper translates to what is built in the field.

03

Transparent Partnership

Clear budgets, real-time reporting, and proactive problem-solving at every stage. We view ourselves as an extension of our client's team, advocating for their goals from concept through closeout. Challenges are surfaced early and solutions shared openly. Owners who want that oversight without a construction contract can engage us as an owner's representative instead.

04

Technical Precision Across Sectors

From medical facilities and biotech labs to cannabis cultivation and data centers, we bring the specialized knowledge technically demanding projects require, balancing regulatory compliance, systems integration, and mission-critical deadlines.

05

Self-Performing Specialties

TCG self-performs insulated metal panel installation, pre-engineered metal building erection, and equipment procurement and installation. Controlling these scopes in-house means we directly influence cost, schedule, and quality on the work most likely to drive the critical path.

06

Integrated Delivery

Architecture, structural engineering, MEP engineering, preconstruction, and construction management under one contract. Smoother transitions between design and build, fewer change orders, and a facility ready to perform from day one.

Regional offices carry senior staff, estimating, and project management. Satellite offices put a local presence and an established subcontractor bench in each market, so projects are run by people who know the jurisdiction rather than managed remotely. See markets we build in.

TCG is licensed and active in all 50 US states. Regional offices are located in Denver Colorado, Houston Texas, Atlanta Georgia, Albany New York, and Sheridan Wyoming, with satellite offices in over 50 metros. The firm combines national reach with established regional subcontractor and supplier networks in each market served. See markets we build in.

TCG is led by three partners. Will Goodin, VP of Project Development, holds PMP, LEED AP, and ICC Certified National Standard General Building Contractor Class B credentials with over 25 years of design-build experience. Ben Merritt, VP of Business Operations, holds CAPM with over 18 years of operational leadership. Nathan Stabler, VP of Construction Services and a founding member, holds LEED AP with over 16 years of construction experience. Together they bring more than 50 years of combined experience.

Yes. TCG is licensed in all 50 states and carries commercial general liability, workers compensation, and project-specific coverage as required. Certificates of insurance, bonding capacity letters, and state license documentation are provided as part of any qualification package or lender submission. TCG is also a Procore Certified Contractor.

Three things. Nationwide licensure in all 50 states with one accountable partner rather than a patchwork of regional GCs. Self-performed specialty scopes including over 1 million square feet of insulated metal panel installation, plus PEMB erection and equipment procurement. And integrated design-build delivery under one contract. The lean structure means the partner answering the call is the partner running the project.

Services & Capability

Yes. TCG self-performs insulated metal panel installation with over 1 million square feet installed across 38 states, pre-engineered metal building erection, and equipment procurement and installation. Self-performing these scopes gives TCG direct control over cost, schedule, and quality rather than relying on a subcontractor tier for the most schedule-critical work.

Insulated metal panels are prefabricated wall and roof assemblies with a foam core bonded between two metal skins, delivering structure, insulation, vapor barrier, and finish in one product. Installation is a specialty because joint detailing, thermal bridging, and vapor control determine whether a temperature-controlled building actually performs. Poor installation shows up as condensation, ice buildup, and elevated refrigeration load years after occupancy, which is why cold storage and food processing owners weight installer experience heavily. See the IMP manufacturer comparison.

Yes, for insulated metal panel installation. TCG performs IMP supply-and-install as a specialty trade contractor for other general contractors on cold storage, food processing, cannabis, data center, and cleanroom projects nationwide, drawing on direct manufacturer relationships with Kingspan, Metl-Span, CENTRIA, AWIP, PermaTherm, FALK, UPI Panels, MBCI, and Arch Solar. Price a scope with the IMP install estimator.

Yes. Owner's representative and construction management engagements are available for owners who want independent oversight without handing TCG the construction contract. This is a common structure when a client already has a contractor selected but wants experienced representation reviewing budgets, schedules, change orders, and draw requests on their side of the table.

Process & Delivery

Design-build is a project delivery method combining design and construction under one contract, providing single-point accountability and eliminating the adversarial dynamic between designer and builder common in design-bid-build. Research published by the Design-Build Institute of America and Penn State has found design-build projects deliver faster and with less cost growth than design-bid-build. TCG integrates architecture, structural engineering, MEP engineering, and construction under one team.

TCG works under design-build, construction management, hard bid, guaranteed maximum price, and cost-plus arrangements. Delivery method selection depends on how much design is complete, how much cost certainty the owner needs at commitment, and who is best positioned to carry scope risk. TCG advises on that tradeoff during preconstruction rather than defaulting to one structure.

No. TCG provides architectural design through our partnership with 3rd Act Architecture, plus structural engineering and MEP engineering through our partnership with 9BA MEP Engineering. If you already have completed plans, TCG can bid or build from existing documents as a general contractor instead.

Yes. TCG's preconstruction team coordinates permit submittals, manages plan check responses, and engages permit expediters in high-volume jurisdictions, with permitting managed in 38 states across all five US permitting tiers. Entitlement work involving variances, conditional use permits, or rezoning is coordinated with land use counsel and the design team, since those approvals precede the building permit rather than running in parallel. Size your timeline with the free permit timeline estimator.

For a typical ground-up commercial project, plan on design and preconstruction of 3 to 6 months, permitting of 3 weeks to 18 months depending on jurisdiction, and construction of 6 to 18 months depending on size and complexity. Permitting is the widest variable and the most commonly underestimated. See the permit timeline estimator and material lead times.

Yes. TCG maintains surety relationships supporting payment and performance bonds on qualifying commercial projects. Bonding capacity and specific bond costs vary by project size, scope, and delivery method, and are confirmed with the surety during preconstruction. Bond premium is typically carried as a hard cost line item in the budget. See surety bonding for commercial GCs.

Cost & Estimating

The fastest route is the free TCG.ai construction estimator, which returns preliminary cost benchmarks across every commercial building type. For envelope-heavy industrial work, the IMP Install Estimator prices supply-and-install scopes in real time. For projects past the LOI stage, TCG's preconstruction team delivers a hard-priced preliminary budget within 5 business days at no cost. Schedule a consultation to discuss your project.

TCG handles commercial construction projects ranging from roughly $1 million to $30 million in typical contract value, scaling case by case through subcontractor coordination on larger work. Project footprints range from tenant improvements under 5,000 SF to industrial and agricultural facilities exceeding 500,000 SF. See the project portfolio.

Pricing is built from current subcontractor data, material costs, and regional labor rates rather than solely from historical projects in that market. Where TCG has no established local subcontractor relationships, that is disclosed up front and the estimate carries a wider range until local pricing is solicited. TCG is licensed in all 50 states and states plainly when a market requires additional legwork to price with confidence.

TCG is a general contractor, not a lender or mortgage broker, and does not originate financing. What TCG does provide is the construction documentation lenders require before issuing a term sheet: a sourced budget, a signed GC contract, a schedule of values, and a project schedule. TCG also publishes a free construction loan qualifier that sizes a loan by LTC, LTV, and DSCR.

The Intelligence Library is TCG's published collection of commercial construction cost guides, delivery method comparisons, code and regulatory explainers, and vertical-specific resources covering every major commercial building type. It is free to access and built to be useful for owners, brokers, and developers before any conversation with TCG takes place. Start with the cost library or browse all articles.

Working Together

Yes. TCG operates a dedicated broker partnership program for commercial real estate brokers nationwide, including free preliminary construction estimates, property condition assessment support, point cloud building scans through partner Reality Capture Atlanta, value engineering exercises, and a documented referral incentive program for closed deals. The partnership operates under a written no-conflict commitment.

Yes. TCG operates referral programs for commercial real estate brokers through the broker partnership page, and general project referrals through the referrals page. Closed projects originating from a documented referral trigger an incentive payment under a written agreement.

TCG works with 3rd Act Architecture for architectural design, 9BA MEP Engineering for mechanical, electrical, plumbing, and process design, Reality Capture Atlanta for point cloud scanning and scan-to-BIM, Cannafloors for polyaspartic specialty flooring, and FlexRock for commercial roofing systems, alongside direct manufacturer relationships across the IMP industry.

Start with a 30-minute call or run the free estimator to get a preliminary number. From there TCG scopes what the project actually needs: a budget for underwriting, a feasibility review, a design-build proposal, or a competitive bid on existing documents. There is no cost for the initial conversation, preliminary estimating, or a bid review on an existing contractor proposal.
