Typical durations: tilt-up warehouse 7 to 11 months, restaurant ground-up 7 to 11 months, medical office 10 to 16 months, cold storage 11 to 18 months, data center 14 to 24 months, tenant improvement 3 to 7 months. Design-build overlaps design, permitting, and procurement to compress schedule 15 to 30 percent. City of Dallas Development Services permitting (or Plano, Frisco, Irving, Arlington, Fort Worth depending on site) is the long pole on most projects.
DFW runs zone 8a: hot humid summers (June through September), mild winters with occasional hard-freeze events (Feb 2021 reinforced freeze-tolerant MEP design), severe weather with significant hail and tornado exposure (inland market, not coastal). Vapor drive is summer-dominant (inward) so cold storage envelopes and grow rooms need tight vapor sealing and dehumidification sized for the latent load. Hail-resistant roofing and IMP detailing matter more in DFW than in most Texas metros.
