22-36 weeks for a typical mid-market commercial ($5M-$30M) in 2026. Design-build: 18-28 weeks. Design-bid-build: 26-40+ weeks. Complex facilities (cold storage, cannabis, data center) sit at the top of the range because of MEP coordination and long-lead procurement.
The biggest schedule variance comes from permit review (4-16 weeks depending on jurisdiction and facility type) and GC selection timing (design-bid-build adds 6-12 weeks after CDs freeze). Owners who engage GC at 30-50% CDs typically shave 8-14 weeks from total preconstruction.
