Building Labs in LA's Growing Life Sciences Corridor

Los Angeles is a rising life sciences market, anchored by UCLA, USC, Caltech, Cedars-Sinai, and a fast-growing cluster of biotech and research tenants across the Westside, Santa Monica, Culver City, and Pasadena. Converting office and flex space into functioning labs, and building purpose-built research space, both require a contractor who understands lab MEP, not just commercial finishes. TCG builds it as an integrated commercial general contractor from our Venice, CA office with in-house MEP engineering.

Life sciences is a Tier 2 vertical for TCG, and the technical overlap with our controlled-environment work is direct. The precision HVAC, filtration, and cleanable, sealed construction a lab needs is the same discipline we self-perform on cannabis cultivation, CEA, and cold storage. See our piece on controlled-environment construction.

Lab work is soft-cost and MEP heavy. Understand it before you commit: our guide to architectural and engineering fees and soft costs and the commercial construction cost guide.

How We Build It

Lab MEP, Containment, Cleanrooms, and Vibration

Lab MEP is the project. A working lab often runs 100 percent outside air (no recirculation), high air-change rates, fume hoods with matched makeup air, and precise temperature and humidity control, with redundancy so a single failure does not halt research. Our MEP engineers design the air balance, exhaust, and emergency power, because lab performance lives or dies on mechanical, and it dominates the budget.

Containment and cleanrooms. BSL-2 and BSL-3 biosafety levels carry specific pressure relationships, sealed and cleanable surfaces, dedicated exhaust, and controlled access. Cleanrooms for cell, gene, or device work add particulate classification, gowning, and tight pressure cascades. TCG builds these to spec and coordinates the validation and commissioning that research and GMP work require.

Vibration, finishes, and conversions. Sensitive instruments (microscopy, imaging, analytical) need vibration-controlled slabs and isolation our structural engineers design, plus seismic bracing of equipment and gas lines (SDC D/E). We self-perform the seamless, chemical-resistant lab flooring, handle lab gas and process piping, and run equipment procurement. Most LA lab work is office-to-lab conversion, which we deliver as a coordinated design-build package.

LA Cost Guide

How Much Does Lab Construction Cost in Los Angeles?

Lab construction is among the most expensive commercial work because of the mechanical intensity. In the LA metro, lab and R&D buildouts run roughly $400 to $900/SF depending on containment level and cleanroom class, and office-to-lab tenant improvement runs roughly $300 to $700/SF. LA's 1.15 to 1.40x multiplier applies on top.

The budget is dominated by HVAC (the air changes, 100 percent outside air, and redundancy), exhaust, lab gas, and specialty equipment, with the shell a small share. Containment level, cleanroom classification, and vibration requirements are the biggest swing factors. See our A and E fees and soft cost guide and the commercial construction cost guide.

Life Sciences Construction in LA: FAQ

Common questions about building life sciences and biotech laboratory facilities in the LA metro. See our full FAQ page for 70+ answers.

In the LA metro, lab and R&D buildouts run roughly $400 to $900/SF depending on containment and cleanroom class, and office-to-lab TI runs roughly $300 to $700/SF. LA carries a 1.15 to 1.40x multiplier. See our soft cost guide or run the estimator.

A working lab often runs 100 percent outside air with high air-change rates, fume hoods with matched makeup air, precise temperature and humidity control, and redundancy. Our MEP engineers design the air balance, exhaust, and emergency power, since lab performance and the majority of the budget live in mechanical.

Yes. BSL-2 and BSL-3 suites require specific pressure relationships, sealed cleanable surfaces, dedicated exhaust, and controlled access, and cleanrooms add particulate classification and pressure cascades. TCG builds these to spec and coordinates the validation and commissioning research and GMP work require.

Yes. Most LA life sciences work is office-to-lab or flex-to-lab conversion. TCG delivers the upgraded MEP, exhaust, lab gas, structural and vibration modifications, and finishes as one coordinated design-build package, which is how conversions stay on schedule.

Sensitive instruments such as microscopy, imaging, and analytical equipment need vibration-controlled slabs and isolation, which our structural engineers design, along with seismic bracing of equipment and gas lines for California SDC D/E.

Labs need seamless, chemical-resistant, cleanable surfaces. TCG self-performs the lab flooring, typically resinous or sheet systems with integral cove base, and coordinates sealed wall and ceiling assemblies that meet cleanliness and containment requirements.

Office-to-lab conversions typically run 6 to 12 months and purpose-built labs longer, plus LADBS permitting and any commissioning or validation. Design-build compresses the schedule by 15 to 30 percent by overlapping design, long-lead MEP procurement, and construction.

Both. TCG provides in-house architectural design, lab MEP engineering, and structural engineering tuned for research environments, and also builds from owner or lab-planner drawings as a general contractor. Start with the estimator.
