Los Angeles Industrial & Advanced Manufacturing

LA and the Inland Empire form one of the largest industrial markets in the country, from aerospace and defense to EV and food processing. TCG self-performs the PEMB structure and IMP envelope and engineers the heavy power and process loads, under one design-build contract.

Building for LA's Industrial and Aerospace Base

Southern California runs deep on advanced manufacturing: aerospace and defense in El Segundo and Long Beach, a growing EV and battery sector, food and beverage processing, and heavy industry across the Inland Empire along the I-10 and I-15. Each needs a builder who can handle structure, power, and process, not just four walls. TCG builds it as an integrated commercial general contractor from our Venice, CA office.

Manufacturing is a Tier 1 vertical for TCG because it leans directly on what we self-perform. We erect the pre-engineered metal building structure and install the insulated metal panel envelope ourselves, which controls the two longest-lead, highest-risk parts of an industrial shell. For temperature- or hygiene-controlled production like food processing, the IMP envelope is also the thermal and sanitary boundary. See our state-by-state IMP supply and install guide.

Know the numbers: our PEMB cost per square foot guide, the distribution and industrial facility construction guide, and how direct equipment procurement saves money on heavy projects.

How We Build It

Structure, Heavy Power, Cranes, and Process

Structure built for the load. Manufacturing buildings carry bridge cranes, heavy mechanical, mezzanines, and equipment pads that a standard warehouse frame cannot. We design and erect the PEMB with the crane runways, collateral loads, and reinforced foundations the process demands, and our in-house structural engineers handle the seismic detailing California requires (SDC D/E) including equipment anchorage.

Power and process are the budget. Advanced manufacturing pulls serious electrical service, often with heavy three-phase, dedicated transformers, and long-lead switchgear, plus compressed air, process piping, exhaust, and sometimes cleanrooms for aerospace or electronics. Our MEP engineers design the electrical backbone and process utilities early, and we run equipment procurement direct from manufacturers to control cost and lead time on the long-pole items.

Envelope and finishes. The IMP envelope delivers the thermal performance, fire rating, and, for food and beverage, the cleanable sanitary surface production needs. We self-perform the commercial roofing and the heavy-duty industrial flooring engineered for forklift, equipment, and chemical exposure. One contract, single-point accountability, faster schedule.

LA Cost Guide

How Much Does a Manufacturing Facility Cost in Los Angeles?

In the LA metro, light manufacturing runs roughly $130 to $280/SF and heavy or advanced manufacturing $320 to $620/SF, depending on power intensity, process systems, cleanroom requirements, and crane loads. LA's 1.15 to 1.40x multiplier applies on top, driven by prevailing wage, seismic, and Title 24.

The shell is the smaller part of the budget on advanced work. Electrical service and switchgear, process utilities, equipment, and cleanrooms dominate, and material escalation and long lead times on transformers and switchgear are real schedule risks. Early preconstruction and direct procurement protect both. See the PEMB cost guide and the commercial construction cost guide.

Manufacturing Construction in LA: FAQ

Common questions about building industrial and advanced manufacturing facilities in the LA metro. See our full FAQ page for 70+ answers.

In the LA metro, light manufacturing runs roughly $130 to $280/SF and heavy or advanced manufacturing $320 to $620/SF, depending on power, process systems, and crane loads. LA carries a 1.15 to 1.40x multiplier. See the PEMB cost guide or run the estimator.

Yes. TCG self-performs both PEMB erection and insulated metal panel installation, with over 1,000,000 SF of IMP installed across 38 states. Controlling the two longest-lead, highest-risk parts of an industrial shell in-house protects budget and schedule.

Yes. TCG designs and erects the PEMB structure with crane runways, collateral loads, and reinforced foundations the process requires, and in-house structural engineers handle the California seismic detailing (SDC D/E) including equipment anchorage.

Advanced manufacturing pulls heavy three-phase power, dedicated transformers, and long-lead switchgear. Our MEP engineers design the electrical backbone early, and we run equipment procurement direct from manufacturers to control cost and lead time on the long-pole items.

Yes. TCG builds cleanroom environments for aerospace, electronics, and precision manufacturing, coordinating the controlled-environment HVAC, filtration, and finishes through in-house MEP engineering alongside the production space.

Yes. Food and beverage processing needs a cleanable, thermally controlled IMP envelope, sanitary flooring, and USDA-aware design. TCG self-performs the envelope and floors and coordinates process utilities. See our IMP state-by-state guide.

Ground-up industrial typically runs 9 to 16 months depending on size, power, and process complexity, plus LADBS permitting and possible CEQA review. Design-build compresses the schedule by 15 to 30 percent by overlapping design and construction.

The Inland Empire (Riverside, San Bernardino, Ontario) along the I-10 and I-15 corridors offers the land and power that dense LA County often cannot, making it a primary location for large manufacturing and distribution. See our manufacturing expertise page.
