How We Build It

Multi-Story, Climate Control, and Conversions

Multi-story changes the build. A three- or four-story climate-controlled facility is a structural and elevator project, not a metal-building kit. It needs a designed structural frame, code stair and elevator cores, fire sprinkler coverage throughout, and an efficient corridor and unit layout that maximizes rentable SF. Our in-house structural engineers design the frame to California seismic standards (SDC D/E).


Climate control is an envelope and HVAC problem. Climate-controlled storage commands higher rents but needs a tight thermal envelope and right-sized HVAC. The IMP envelope we self-perform delivers that efficiently and meets California Title 24, and our MEP engineers size the conditioning to the building so operating cost stays controlled.


Conversions are a fast path in LA. Vacant retail and industrial buildings convert well to self-storage and skip much of the sitework and shell cost. We handle the adaptive reuse structural modifications, demising, sprinkler, and finish-out, and self-perform the roofing and flooring. For single-story drive-up, we run direct equipment and material procurement to keep cost down.
