Ground-up cold storage typically runs $250 to $450+ per square foot depending on temperature zones (cooler, freezer, blast freeze), refrigeration system, and region. Inside an existing warehouse, a prefab walk-in cooler runs about $140 to $260 per square foot under 400 SF and a walk-in freezer about $200 to $380 per SF. Supply-and-install IMP pricing typically runs $14 to $26 per square foot depending on panel thickness, core chemistry, project complexity, and location. What do data center support buildings cost per square foot?
Most data center support buildings, meaning staging warehouses and long-lead equipment storage, cost about $55 to $135 per square foot in 2026 when built as pre-engineered metal buildings, with the installed PEMB shell alone at $25 to $45 per SF. Unconditioned staging warehouses sit at $55 to $85 per SF, and dehumidified switchgear and UPS storage runs $85 to $135 per SF. PEMB packages take 8 to 22 weeks to arrive, so the steel order often has to go out before the data hall design is final. Preconstruction is priced as a lump sum, a monthly fee, billed personnel cost, or a percentage of construction cost. Public CMAR bid tabs show lump sums from $0 to about $82,000, and AGC/NASFA guidance cites up to 1 to 5 percent on complex public work. Owners commonly negotiate the precon fee as a credit against the construction fee if the same contractor builds the project. What percentage should general conditions and GC fee be?
General conditions typically run 6 to 12 percent of construction cost and GC fee typically runs 3 to 6 percent, with smaller and shorter projects carrying the higher end of both because supervision does not scale down linearly. The bigger issue is that two GCs rarely put the same items in the same bucket, so a low fee often hides a padded general conditions line. How long does ground-up commercial construction take?
Most ground-up commercial projects take 10 to 24 months from design start to certificate of occupancy, with permitting and long-lead equipment (especially electrical gear) driving the biggest variances. How long does it take to get power to a new commercial building?
Utility interconnection is one of the most common reasons a project misses its opening date, and on larger industrial and data center loads it now routinely outruns the construction schedule. Study, design, and utility construction stack up, so the application needs to be filed at concept, not at permit. Owner's representative fees are structured as a percentage of construction cost, a monthly rate, or a fixed fee, and the right structure depends on project size, duration, and how much of the owner's scope you are handing over. Often yes, and the economics can be compelling. Warehouse-to-data-center conversions generally run $685 to $1,285 per square foot compared to $1,150 to $1,850 per square foot for ground-up, but power availability, structural capacity, and clear height decide whether a building is a candidate at all.
